What are the most common things that go wrong during a real estate transaction? What does the consumer need to keep an eye on to ensure a worry free experience? If I am currently working with a real estate agent and experience some of these problems, what are my options? Can I change agents in the middle of a sale?
I prefer to say challenges or opportunities instead of “wrong” and if my clients and I face them during a transaction…. We may be required to change our strategy. It isn’t my client’s responsibility to keep an eye on the transaction…. That is what they have hired my professional services for. If someone has a problem with their agent, communication is the key. Resolving issues with your current agent is typically easier and more beneficial than starting at square one with a new agent. Please be aware that this is a very general answer, I am well aware that some issues cannot be resolved as simply as this. You can change agents, but if you are a seller the current listing would have to be cancelled. If you are a buyer, with a buyer-broker contract, it is suggested that you request to dissolve your relationship if you wish to change agents. There are many gray areas, I would strongly urge you to seek my advice with more specific questions and issues, and to get more in-depth solutions to your concerns.
